I just had my home apraised and the Zillow price is substantially lower. Why?

My home at 2253 Luster is listed at about 240. It just appraised at 263. Why the difference?

A Zestimate is not an appraisal, but a number generated from a statistical model with public facts.  As such, a 10% difference is doing quite well.   You can read more about Zestimate values and accuracy here

Zillow pulls its informatin from public records and is not always current, it could be running a few weeks behind. An appraisal is a better way to go. You know that the appraisal is only good for the day it was done, if a home down the street, (or up the street or around the corner etc) sells, that will affect the value of your home.
