I know my credit score and is not perfect but i am working on it , and I have never owned a house

Since most of us on this forum are real estate agents agents and brokers, and mortgage lenders, you'll most likely get responses that favor home-ownership.  :-)

The first step would be to contact a mortgage lender (or two or three), and see if you can obtain mortgage loan pre-approval. You don't just want a quick pre-qualification over the phone - you want full loan pre-approval. And the only way to find out if you can do that is by working with a lender.

If you want or need the name of a lender I could consider to be the best of the best, simply email me directly.

Dear Christy:

Congratulations to you for working on your credit score. Getting pre approved with a lender is your number one step.

There are owner will carry properties, however you are likely to still need your credit score worked on.

Your credit situation may better than you think, so talk to a lender or ask for a referral if you need one. The FHA has low down payment programs. So does, Fanie Mae's Homepath Financing. Some areas of the Phoenix metro a 30 year mortgage may be less than paying rent.

I would also recommend reading the "Buyer's Advisory" published by the Arizona Department of Real EState which covers most things that a homebuyer needs to be aware of and has links for more information.

Lastly, finding a Realtor that you are comfortable with that can help you find the home that you want, in the area you want and at a price that will not strain your budget is important.
