I know what I want . is there anyway to find the property with out going though volumes of listings?

Not really. The problem with having an agent find you a house is they could easily leave out houses you would like a a good price because they do not like the house, the price, or more likely the commission structure. I find it best to do your own research and then have an agent help you.

Having an agent send you listings also can be a good idea. Just realize they may not send the perfect house your way because they choose what they send you.

Go to www.listingbook.com   and apply for a free account. Only a more serious agent will pay for this subscription for his or her clients or customers. Plug in all your home finder criteria. It is like your local multiple listing  on steroids!  And you might find a great agent on top of all that!
