Title Records are public information. If you can't make a trip down to the County Recorder's Office, call any Realtor. We all have access to one or more programs on our computers that can pull up that information.

If the property is not already listed for sale by the bank then using an Agent or checking the tax records is the best way.
I will also say that Bank's want to get the best price and will want to market it on the MLS with an agent, keep your eyes peeled for the sign to go up or get an Agent to set up an automated search so that you can be notified as soon as it hits the market.

I handle bank owned properties for Bank of America. Bank owned properties will be listed on the MLS, the bank is not always listed. You can get that information from the listing agent, title company or tax records. Is the house listed or is it vacant waiting to be marketed?

You can try and check the tax assessors records in that county. Search by address and if the records are updateded you should see the banks name. Also when you make your offer the sellers name will appear in the contract.
