I know that area well and my best advice would be to go get a Comparative Market Analysis from your Local Realtor. He or She will give you a much clearer view of what both you and your neighbors property is worth.
There has been much confusion in today's market with the economy the way that it is. Everyone thinks there property is worth what it was ten years ago and that is just not true. The one good thing about that is, if your property dropped so did your neighbors. We are all in the same boat floating up crappy creek so fortunately you can find great deals out there.

I have to tell you, from a lenders point of view, that values you pull off the web can be dubious at best. The system does not know anything about the trees. Values are based on the state of your home when you purchased it, and sales of homes in your area.
