I would look for a Premiere Zillow Agent in the Mansfield area. Premiere agents pay a monthly fee to get premium service from Zillow, which includes priority listing placement for their clients, which means that if your agent is a Premiere agent your home listing will come before everyone elses when someone runs a search in your geographic area. Being a Premiere agent is like being listed #1 on Google Search, your home will get a lot more exposure to the thousands of people that are looking for real estate in the Mansfield area. Premiere agents also get to place ads on Zillow and you can ask your Premiere agent to Showcase your house in one of his ads on Zillow. I am a Premiere Agent on Zillow and I get a lot more response to my listings now than I did when I was just using the Zillow free service.

Speak to your tenant first to be sure you will get cooperation. If your tenant is willing to cooperate, contact the local board of Realtors where the property is located and start your Realtor search there.

Def call a local agent and talk to them. Tell them what you are looking for and ask them to find an agent for you. They get a referral fee so they def want to find a good agent. Do you have a friend/relative that lives by your home that can help with anything? If you trust them, ask them to maybe help.

One suggestion that I think may work well....If you have a relationship with a trusted local real estate professional get them involved. They can do a lot of the legwork for you and even "pre"interview agents in the area in which your property will be selling. They know the questions to ask and the answers that make for a great listing agent. Then you can make the final decision.

Referrals are a great place to start. Do you have any affiliations there? You can always post something on facebook? You probably know someone that can refer you. Also there are some great internet sites that can give you some local agent names. Interview them and research them on the internet. Good Luck.

If property is occupied by a tenant, no one is going to be staging it, as it is probably already too cluttered :)

Do you have a neighbour by the home that you want to sell that you trust to interview agents and check the condition of the house? Let the tenants know you plan to sell and offer them the home to purchase. Let them know it is important to have the house show well and offer incentive with a discount on the rent. The house showing well could make the difference between selling and not.

Zillow is a great tool for finding agents in any area. Also, you can ask a realtor you know/trust where you live now to refer an agent in another area. Any agent should be happy to help set you up with another agent in another area, and he/she may have worked with someone great from that area before. In regards to staging/showings, it is best to discuss this with your tenants, see what they are willing to accomodate, and make a trip to the property you own atleast once to make sure the home is in selling condition and is being maintained by the tenant. This is also a good time to have a face-to-face chat with your tenant about your plans for selling the house.

The agent will need to get some keys and permission from you and the tenant to enter the premises and permission from the tenant to take pictures of their property. Also what does your lease say about showings while the tenant is in place? Thats really important. You might consider offering the tenant some money back on their rent in exchange for their cooperation with showings.

It's always best to meet face to face, but if not, Zillow is a good place to start. Consider entering the zip code for the place where the Property is located. Their may be agents specializing in that area. If you see "Premier Agent" on the right side of the screen, those agents are actively investing in marketing that zip code. I would then try to just Google their name, make sure they have a valid real estate license (you can check this online), see if they have been reviewed (for example, agents here on Zillow can have reviews connected to their profile) and then call them and see who feels like the best fit. Of course, if you have friends or family in the area where the Property is located you might check with them to see if they could refer you to an agent.
