According the MLS your area is all over the board for a piece that size.  A local agent can do a more thorough search for you, from what I can see, you have only 2 comps (depending on the size of your home) one at 389,000 that is an expired listing and another that is active for 489,000. There are some expired listings that have huge homes over 5,000 sq ft and they were in the millions

Have your agent do a market evaluation or pull comparables up from the MLS.

tempestkelly,

I'm surprised no agent has answered your question at all.

Were you able to find the answer by now? I'd recommend a few agents in the area, but before I do, I just wanted to find out if you were just asking as a curiousity of value or if you thought about selling?

It's interesting to see that values of land may still be flat or perhaps still leveling off.

Thanks for the question and hope to hear if you found the answer.

Best wishes,

Ed
