Let me just clarify since I just got nasty email about this reply - A realtor can legally do free cmas all they want - for anyone. There is no issue there. Realtors can charge for cmas also, but only in the course of pursuing a listing or buying client.
The OP can likely get one for free anyway, which is legal. A realtor may also charge the OP for doing the CMA as this could surely be a prospecting activity to get this homeowners business now or in the future, which is also legal.

A regular old CMA is fine to present in your bk. It will be accepted. And a realtor can do one for you..legally...who's to say they're not looking for a listing or a future buyer.

You probably need an appraisal, not a CMA, unless the Realtor agrees to appear in court if necessary...

Being in bankruptcy doesn't mean your not going to sell the property. Ask your lawyer what would be acceptable.

A Real Estate Agent or Broker is prohibited from this type of valuation by statute.
An Agent or Broker can only give a CMA or Valuation as part of an anticipated listing or for the benefit a a Buyer/Client.
If the Court needs a valuation/appraisal, this can only be done by a licensed appraiser.

I would suggest you find a Realtor in your area who can do a CMA (Cost Market Analysis) or BPO (Broker Price Opinion) for you. Most Realtors will do this free of charge. I would help you if I was within your area.

The rules for a BPO or broker price opinion, differ from state to state, some real estate commissons' do not allow us to be paid to offer them. They can easily take us several hours to do one. Have you considered hiring an appraiser ? It would probably be the best route for you to go. Having said that though, I see you are going through bankruptcy so you may not have the cash. Go into professionals here on Zillow and see if you can find a realtor in your area who is willing to work with you.
