I am on the BOD for the San Diego County Apartment Association. We put out surveys to our members and determine actual rental rates in specific parts of town.  Many property management companies have this information as well.  Let me know if I can help.

I recommend consulting with a Real Estate professional that is familiar with that specific market. In that area you have various vacation rentals that offer premium rates for the "peak months" and reduced for longer term 6-12 mo+ in the off-season or "low months".  You need to consult data that show results of what actually happened over the last 30 days not what people are asking on Craigslist. You can get a reading of the demand and how much inventory is out there off MLS but consulting free websites but ultimately determining the current value is going to be crucial in any market especially in the competitive market of 92109. I see the property is 2 blocks from the bay which is a very different value than 16 blocks up on the other side of Ingraham St. All of these can be accurately determined by a professional in collaboration with you doing your own due diligence and determining what you are comfortable with.
