Hey mckylie, nothing going on here unfortunately.
But, we do have a potential deal coming...we found a new construction house we really like, and the bank is offering to buy our house if we buy that one. Just waiting to see what the bank will offer us on this one. They're doing an appraisal sometime this week, and if they can offer us at least enough to pay off the mortgage, we're seriously considering taking the offer and getting the new house. Keep your fingers crossed for us--I know it's a weird situation, so I'm skeptical about it working.

Mckylie: We are incredibly down in the dumps this last weekend, i don't feel any positive vibes and sense that we will never sell! I wish I could bring you and me some good news. There are others on the selling board with offers....UGH! I am seriously questioning what we were thinking by putting our house on the market. In the last 8 weeks I have gone from happy to losing all the air in my tires. I don't know if I can make it until winter (when we decided not to sell anymore). How long have you been on the market?

Forgot to mention...the reason the bank is offering this deal is b/c the new construction house is a foreclosure. The bank owns it and they're trying to get rid of their "bad" debt and they think they can sell our house quickly.

kstate - that sounds like a good possibility! Good luck with that!
wannago now. I'm sorry to hear you are still feeling down. I know that feeling. Selling in this cr*p market sure has it's ups and downs - a lot more downs than ups!!! Hang in there - we are all here for you! We have been on the market for almost 7 months now. The first 3 months don't really count because we were way overpriced and we only had 1 showing!!! We have a little over 2 months left and then we are done.

On the Buying side there's been a couple of folks who've actually purchased a home after being posters here for several months.
Callista made an offer and Arturus closed today.
Not a house sale but if they are buying then others are too.
So, that's good news, just not on this side of the boards.
Who knew the good news would be over there?

There is hope! I am really hoping for a showing or two this week. I am nervous we won't because we had a record breaking week last week with 4 showings (5 if you count the people who came twice). Fingers crossed for all of us!!!

Don't give up hope, your dreams will come true (just seems to be taking a while longer than we all wanted to ... but they will) Keep the faith, my family and I are pulling for all of you. :)

We've been on the market since October. We had 5 showings in the past 2 weeks, but 2 of them went with new construction homes, 2 of them need to sell their house first & the 5th couple, we never heard from.
We are considering dropping our price to our rock bottom number to see if that does anything. Hubby wants to wait a few more weeks, but I don't want to chase the market down and hoping that our lower number will help us to close faster.
We have a unique situation where our new house in FL won't be ready until August...but I would rather sell now & be in an apartment for a few months than close on the new house before this one sells. Peace of mind really.
We're hoping that Spring brings on more buyers in Georgia!!

Hello everyone, I too am feeling beyond blue about this whole selling situation!! We haven't had a showing since last Wednesday, which I know for most would be great, but we had been averaging 2-3 a week! We have been on the market exactly 4 weeks today and speaking to our realtor last night we agreed to lower by 5K, but now I'm afraid that doesn't give us a whole lot of wiggle room! I am just so frustrated--we had a verbal offer after 2 weeks and the people's financing fell through. I cried 45 minutes Sunday night--thinking maybe we should just pull out and wait for another year and try again--I don't know if that would be the right thing to do or just try to struggle through it--I think my kids hate me right now!!!

Sorry to hear about all of that camty! Hang in there. We had a second showing last week and I was so excited! But they ended up putting an offer on another house. They liked our house the best and said if they could take our house and move it to the other location they would have bought it in a second. :( The only thing that saved me is we were on a wonderful trip my husband won for work. Otherwise I would have been on pins and needles waiting to hear what was going to happen and if they were going to make an offer on ours. Maybe we will all get some good showings this week!

mckylie--my friends think that I am loosing my mind and maybe I am. The average selling time for us in Springboro, OH is about 135 days--I know this but it does not help when I am continually obsessing about how to make my house look better. Our realtor, who has a reputation for being very straight forward about how "she" wants the house to look before she lists it, told me that our house was only the second house in 20 years that she had been into that was completely "ready" to market. So I got my hopes way up that "we" would of course be the exception! And then the verbal offer comes in--and then NOTHING! I am just so incredibly depressed about the whole situation. I keep reading all of the gloom and doom and I'm sure that is not helping my mental state. I just don't know whether to tough it out or just get out of it--but then I don't want to go through all of the getting the house ready yet AGAIN! UGGGGGG!!!!!!

the good news
you get $1000 annual deduction
for propety tax, if you don't itemize
anyways
good luck
Good news- there's a new wave of foreclosures happening over the next 2 months, that will be hitting the real estate market by fall. Nice cheap houses after peak season=sweet!

mckylie,
no good news yet, except maybe that showings are ever increasing. We've had 5 showings since Sat. morning. Still hopeful to get an offer in this springtime bubble. Haven't been around because I am in the worst pain of my life. Doc thinks maybe I am going to break out in shingles. Can you say "Too much stress"? Hoping it's something else related to too much cleaning and not that!
Hope you get an uptick in showings this weekend and I just know that offer can't be far off for you now.

Wow - 5 showings since Saturday - that is great!!!!! Good for you! I was fearing that this would be a slow week for us since last week was record breaking with 4 showings (5 if you count the people who cam through 2 times). So far, my fears have been right. We haven't had a showing since Sunday. Last week at this time we had already had 3!
I really hope it's not shingles mom. That is very very painful! My Mother-in-Law just got over them and they are not fun! I hope you are feeling better!
