Features which may make land more attractive (just off the top of my head). These aren't fancy sales phrases, but features that may be used as such:
Year round access
Zoned for xxx houses
Already has electric/gas/whatever to the property
Wildlife on property that someone can use as a hunting retreat
Farm land/grazing land
Level spot perfect for a home
Trout stream
Views
Quiet (if truly quiet)
In other words, why would someone be interested at looking at the piece of property?

Is it on a legally year round town, county, or state maintained road? Is it hilly or flat? Does it have trees on it? Is there water (stream, pond etc.) on the land? Have you done a soils test to say it can support a septic tank yet?
What is the land good for? If it has been producing good crops mention that in the ad. It is a plus for a farmer who thinks they could make money farming it.

We have an in-house builder with thousands of pre-made designs and marketing packages for land. Clearly 160 acres isn't used strictly for residential housing, but you may want an artist's rendition of what the land will be used for. If a house then have a home design with plans and a marketing package, if many lots then market to investors with a development plan designed and drawn, etc.
Unfortunately, this is more economic in high cost real estate areas. If the 160 acres is selling for, say, $75,000 it would be fairly pricey.

What could the land be used for? Hunting? Farming? Bird watching? Build a house? Talk about what they could do with it. Upload pictures of wildlife. Enter the home as a "To be built" at a higher price rather than just lots & land. Upload a picture of a house that a builder that you have a relationship with built and note that they can build that house on the home & to contact you for builder info.
