I need to talk to a good appraiser in Gary, IN...I have a house that I need appraised at 40K

It appraised at 55K 4 years ago but that was 4 years ago!!

So, anyone that you guys can recommend would be great!

Mondragon I would be happy to send you some comps however Gary has been very hard hit with distressed properties so I understand your concern it would definitely be a roll of the dice.

Contact an agent who is a member of that MLS and ask if they don't mind emailing you all the solds in the last 6 months within a half/quarter mile that are similar in age, size, etc. It wouldn't them 5 minutes and I'd gladly do this for anyone in my area. Just understand the comps the bank's appraiser selects could be different so if its close you may be just as well applying at the bank. Good luck.

Find some comparables here on Zillow, if everything like your house within a mile in the last 6 months (up to 12 months) is selling for $38k to $50k you should be fine.  Appraisals come in at the low end of the range these days.

Not sure what type of loan you currently have but you might be eligible for a no appraisal refinance.

I hear you. Just warning you that you can have your home appraised by anyone you like,..for your own personal use. It will cost the same as ordering it through a lender.

If you decide to order on your own, then decide to refi,...you will have to pay for another appraisal.

So it's best you just call and lender and apply. There is no cost or commitment. You will get a copy of the appraisal. if it does not work out,..you cancel...no strings attached.

As an FYI,..the Appraiser you hire is not going to be the Appraiser the Lender uses.

So if you are trying to refi, you will need to get pre-approved and have your lender order the appraisal. This is a new guideline.
