The quick answer: No you won't qualify for the tax credit. This is for first time home buyers who are purchasing a property within a limited time period.

This is from the IRS website:

Q: Who is considered a first time home buyer.

A: Taxpayers who have not owned another home at any time during the three years prior to the date of purchase.

Judging by that statement the IRS doesn't differentiate between rental homes and personal homes. But when in doubt, call the IRS or check with a tax professional.

My understanding from talking to my preferred lenders is - your name is ona title YOU ARE A HOMEOWNER, check with your local lenders but I'm thinking you may be out of luck on this one.
