If you think the values are in the basement now, just wait another year or two! The bubble has not fully been corrected for yet.

A Zestimate is a starting point for comparing properties using public data. It does not substitute for an inperson CMA and appraisal. The features you describe in your post are not features included in the Zestimate calculations even though they may add value. When the "my estimate' tool returns in a few months, then you can call out these features.

Stick with your appraisal, Zillow is a basic valuation. Your property have a local Realtor do a CMA , if you need to be reassured.



I realize that the market is in the basement now but, I feel that Zillow's valuation is inaccurate.
