I realize that the market is in the basement now but, I feel that Zillow's valuation is inaccurate.

This house has 400 feet of green space behind the part of the lot we have fenced.  It has hardwood floors throughout except for the kitchen, which is tiled.  The roof is only 6 years old with architectural shingles and vent ridges. The A.C./Heat unit was replaced after Ivan; the hot water heater a few years later. The windows are doubled-paned. New gutters with screen covers eliminate standing water in backyard. The pool is oversized for a backyard pool with a polaris vacuuming system and an automatic pump.  The house next store is larger but seems to be valued higher than size alone would account for.  Late last year, we obtained an appraisal in the amount of $215, 000.

Wetdawgs is correct in saying that Zestimate is just a starting point and not an appraisal. You can place the appraisal value of your home to the home's description.

A Zestimate is a starting point for comparing properties using public data.    It does not substitute for an inperson CMA and appraisal.   The features you describe in your post are not features included in the Zestimate calculations even though they may add value.  When the "my estimate' tool returns in a few months, then you can call out these features.

Stick with your appraisal, Zillow is a basic valuation. Your property have a local Realtor do a CMA , if you need to be reassured.
