Nobody has ever "needed" to buy a home. you need to re-examine how you define wants and needs, confusing the two leads to very bad decision making.

It's possible, if you can find the home you love and at the same time get your offer accepted. But to be able to close in September, you might want to consider staying away from Short Sales. Concentrate on traditional Sales and Bank Owned homes.

You can close an escrow in about 30-45 days inspections, loan, appraisal, and all, but the time pressure may give you few choices of houses and lead to trouble. I don't know your situation, but a house is a large purchase that should be carefully researched.

You can close escrow in 2 weeks with CASH payment, if you go with a mortgage; it takes a minimum of 6 weeks for the loan, appraisal, inspection, title insurance to go through.
