I don't recommend selling if you can comfortably continue making payments.  Buy low, sell high.  Don't sell low.

The market is improving so maybe you should start getting prepared to sell.  Whild you are thinking have a pre-home inspection done, have someone give you advise on staging.  So, when you are ready your property will shine over the other ones.  Timing is difficult in real estate if you wait too long the reason you want to move might not be available when you are.

Sell if you can. Most markets will be worse in the first quarter due to foreclosures that were suspended for the holidays. You must decide you want to sell and set your price below the market so you don't chase the prices down. Call a realtor for a CMA on your area and make it clear that you want the house SOLD in 90 days. Start by setting your price at 85-90% of the most recently sold comparable house. That will be your best bet.

Every Market is local this could be a great time for you to sell. Until you get advise from a professional REALTOR ®, you will not know. A real estate agent that knows your market will give you a idea of how much you will net from the sell of your home and if this is merits you selling at this time.

People are still selling successfully every day. Right now the answer is price. Check with 2-3 local Agents and get the best estimate of your homes value. Look at the competition - physically. Tour other similar home that are currently for sale. Decide where your home should be priced to give you and edge over the competition. Look at what you need to get where you want to go and determine if, after all Seller closing costs are paid, if you will have enough to meet you goal. If you can still get where you want to go - why wait?

Inaas and Jessica have good points.  If you are selling and "buying up" now is as good of a time as any!  This is the time to lock up your dream home at a major discount.

I agree, it depends on your local market and your motivation for selling. If you are considering moving up to a bigger house, now is a good time to buy that move-up property. Even though you may get less for your current home, you will pay less for your new home. If you wait for your value to go up, so will the value of your new home. I recommend you consult with a local agent to discuss your options.

If you are considering buying another property, be sure to also consult with a loan broker to make sure you can qualify for the new purchase price loan. Informed decisions are the only kind to make in this or any market!

The answer to your questions depend on your local market and your needs. are you going to buy something else or are you relocating.. the best thing to do is to meet with a good local agent who will advise you on what you can do and weather it is the right time for you to sell. one big thing to keep in mind if you are going to sell. your home has to be one of the best ones on the market becuase those homes are the only ones that are selling. this means you need to have good condition and good price. good luck.
