Yes, your message was interrupted, the seller provided a quit claim deed because they are not insuring the quality of the title from the past.  They are simply saying that as long as we have owned it we haven't done anything that should encumber the title.  That does not mean you can not convey a warranty deed, you just have to pay for title insurance and have a search done for that.  Good luck with your auction property, Lori
