You could explain that while the zestimate is 222,500 and the range is 193,575-244,750, and your own estimate is 273,334, why you have it listed at 345k? Yeah, it looks like you need some help.
I wonder if you even knew your listing wasn't showing up in a search, unless the zip code was used. Not good.

If you don't wan it to show as a fsbo any longer, you should be able to edit & remove it as no longer for sale. Then have your realtor post it as a new listing with the real estate office information.
