I recently replaced a total new 30-yeared roof, would my house value estimate increase?

When a buyer purchases a home they are assuming that all the systems and structure are in working order.  For a roof the expectation is it is not faulty and there are no leaks and there is some useful life expected. 

With that said, a lot of it has to do with what the homes are like you are competing with.  If they all have old roofs, it will make your house look slightly more desirable.  If it is brand spanking new you will probably not be able to recapture the entire cost of replacement but certainly 25-50%.    It will help if you are prepared with the invoice and warranty for the roof to pass along to the buyer.

Of course real estate is always regional. Discuss with your local real estate agent whether a brand new roof will impact the value on resale.

No. Buyers appreciate new roofs, but do not pay substantially more for them than they would for a functional roof in the middle of it's life.

A new roof will definitely improve the ability to sell your home, but at market value.  Every buyer expects a home to come with a functioning roof. Still there is value to a buyer that the roof will provide them more years of life and of course they do not have to come up with the money to install a roof.

I have no idea how Zillow comes up with their "Zesstimate" and always ask my sellers, when was the last time Zillow was in your home or viewed the features of the last four homes that sold in your neighborhood.  You need a skilled professional to provide a true market value of your property when you are ready to sell it.

Keep up the good work maintaining and improving your home while you can live there and enjoy it.

As said, an old roof would typically decrease the value of a home while a newer roof would help a seller get market value.   These are things that a home visit would bring to light that would help confirm a computer generated value is accurate or not.   Computers don't know the condition and need for repairs.

No. A roof is a functional item and not an upgrade. While buyers may appreciate a new roof, they are unlikely to pay a significant premium for a house with one vs a house that still has 20 years to go on an existing roof.

Zillow would not consider a new roof or any improvement like that unless they can see it in the numbers of a higher assessment or sale. Their estimates are computer generated mainly based on trends, recent sales and public information.

A new roof has value. You asked if your house value would increase and I would suggest that with an older roof the home's value is discounted. What you have accomplished by investing in a new roof, is you will see more money in your pocket should you decide to sell your home in the next few years.

I agree with the above answers. A roof that is sound and does not leak is a requirement for a house to be used as security for a mortgage loan.  A new roof will add a bit of value because it has a longer useful life.  However, you will not likely get an increase equal to what you paid.

Not above market value BUT an old roof could cost twice as much as a new roof if needing to be done resulting in a much lower sale price than the same house with a new roof.   We consider roofs a maintenance expense, not a value enhancer
