"I don't know what the rest of your comment/question was going to say but make sure you consult with an experienced Realtor who specializes in representing Buyers who purchase New Construction Homes. You need to hire someone who is looking out for your best interest. New Construction is a very complicted process and can not be compared to purchasing a finished product."
I've purchased new construction twice, and was well down the custom home build process once. All required no REA support, just a bit of self-education through a combination of Internet-based research and just talking to people.
Truth be told, in most all circumstances the only person who has your best interest forefront is...you.
p.s. I'd be more inclined to employ a REA's services on new construction or a new build if the REA were willing to actually provide measurable value. Maybe if the REA commission was a %-of-realized-cost-savings vice %-of-sale price.

If you are looking to build, there are options on construction financing with an FHA one time close site built construction loan. These loans are as little as 3.5% down. [website deleted by Zillow moderator. Please review our Good Neighbor Policy for posting guidelines]

Builders are like For Sale By Owners, they are not looking out for your best interest.
