There are things to consider here...have you talked to your realtor about what the value really is......has it been staged.....does it look inviting from the front.....everything needs to be considered when selling a property

YOu should work with a real estate broker, and analyse the situation, the market, the sales strategy, the market apporach, the condition, the location etc.
That is the only way you will get a real answer.

You were initially priced way to high.  After two price reductions you are still priced too high.  Remember every month your property sits in this market you lose equity.  The housing market has another 4 years to go down.

I think you should look at other homes that are in the same price range as your home.  See what those homes have that your home may be lacking. 

It would help to go with your agent, so that you can get an idea of what details may be missing from your home.  Keep in mind it's still a very difficult market and homes are selling, only if they are priced correctly. 

In this market, price means everything.  

It never hurts to get a second opinion, as well.

What does your agent say?  What has she/he done or not done so far?  How long has the property been on the market?  It sounds like you do not have a listing agent. Did you pay to have your property listed on the MLS for a flat fee?  

There might be several issues for not receiving any offers.  Here are some to consider:

- Incorrect pricing
- Weak marketing
- Bad photography
- Too many available listings in your area
- Not enough easy access opportunities for buyers and agents to tour your property.

Make sure you home is priced correctly - and even correctly prices homes for sale will take some time. CONSULT with a Realtor whether you have it listed or not.
