I see a lot of houses on Zillow that aren't on the MLS

I have been seeing houses i'm interested in on Zillow but I can't find them on the MLS. Do agents list here but not on the MLS?

Agents don't really list property.  They represent brokers who are actually the ones who are listing.  Joining the MLS is optional for brokers and agents.  Typcially they do join and use the MLS for listings but if they want to list on Zillow that is their choice.

I would say in the situation in which you describe that less than 1% are agents listing on Zillow but not MLS.  Maybe 70% are old or secondhand listing data that has changed status but not been updated by Zillow and the rest FSBO (for sale by owner) and that type of thing where the property is not listed with a broker.

Some of them are sold/expired listing that Agent, secondary sources or zillow did not clean out. Others are make me moves or for sale by owners.

If you see something you like and do not want to bother an agent, you can try realtor.com. They are usually very consistent and do not have the stale listing and secondary source issues.

Agents list on MLS so it is normally accurate....check with your local real estate agent to get the true status on any home.

It appears that a number of listings are no longer active on Zillow.  Additionally, Zillow will pull listings from out of area MLS boards.  Occasionally a property will be listed with an out of area agent, that doesn't have access to the local MLS boards. 

Since Zillow typically pulls information from an MLS, it can often be secondary information.  For up to the minute listing info, in my community at least, its best to go to a local agent that has direct access to the MLS.

Hi ericpori,

Spencer from Zillow here. I think you're seeing a mix of things – in a few cases, you're finding some stale listings on Zillow which are no longer available for sale, and in a few cases you're seeing homes listed on Zillow that aren't listed elsewhere (either for sale by owner, or "Make Me Move", or just regular listings not on other sites for one reason or another).

What I have noticed is some of the homes were listed in MLS but are now sold or expired etc.  Others are FSBO listings that may or may not be listed in the MLS system.  It is really up to the owner of the property to keep on eye on their property and agents that list here should ensure the property is updated when sold or withdrawn etc.

Not so much agents but other sources.

I manually list what I have, but if you look at the bottom of the listings here at Zillow and then to the left you will notice who furnished the listing.

So many to list, but follow above and you will gain insight on where they come from.

Yesterday i saw one, not on the mls yet and it came from the real estate book and lci. Today it is on the mls. 

They will not all be on the mls, not by a long shot.
