I am going to assume that the "+" refers to a bedroom that is not a legal bedroom, but is being used by the current homeowner as one.  It could be lacking a closet, egress window or the ceiling height may be too low if it is in the basement.  Therefore, it can not "legally" be considered a bedroom.
