The below market listing price in a foreclosure home is not what the property actually sells for. These properties often attract multiple offers, with many investors stepping in and bidding up the prices of many below-market foreclosure listings. You think you are getting a deal and end up selling at  higher price. Also, these foreclosures properties you are buying "as is" and you need to make investment for repairs.

You can also get good deals buying from a regular seller or new construction properties..

I agree that pre-forclosures are NOT for sale.
In Great Neck, there are currently 3 homes and 9 coops in forclosure and for sale.
Are you trying to invest or find a primary residence for yourself?
I can show you the foreclosures if you like. Even though I now work out of Garden City, I lived in Great Neck until two years ago and am active in the area.

I doubt there are many foreclosures in Great Neck.  Having said that, Pre-Foreclosures are NOT available for sale, which is why they are pre-foreclosures. 
Many things can happen so that the property may never come on market.

Short-Sales are probably the best option, but they are lengthy transaction with a very high failure rate.

All of the lenders that acquire properties by foreclosure will list the property with a local agent.  Look for a buyers agent in your area that is familiar with Shore Sales and Foreclosures.
