I am a certified short sale specialist. Unfortunately, I am not in your area, I'm in Prescott AZ. I can still offer you some good tips. Don't let some agents scare you about looking into a short sale. Short sales are not tough if they are handled correctly by a trained agent.
All agents can legally handle a short sale but not all agents are trained in short sales. Look for an agent with a short sale certification like a CDPE or an SFR. Go to http://www.cdpe.com/. There you can search for a CDPE in your area.
Also, it is important that you find an agent that you can work with. Interview the agent and see if they are a good personal fit for you. Good luck. Call me directly if you need general advice.

Do you have a first and second with PNC? If you have a 2nd with PNC, you may have additional challenges, so be sure to find an agent with recent experience working with PNC.

You're going to need more than a good buyer's agent to tackle a short sale purchase. I recommend anti-depressants and the patience of Job. after that, a psych-eval is not a bad idea.

Just be aware that Zillow has specific policies regarding posting contact information within a Q and A area.
The correct way to respond would be:
" I would love to help you. Please click on my contact information at the top of this posting"
And Archie, there are some excellent agents here on Zillow that can help you. I would suggest you interview multiple agents to determine their skill level at handling at short sale. As you have already figured out, past experience with PNC bank is a definite plus. Good luck.
