Northeast what?  In Lincoln, Nebraska, I sense an upswing in sales. Our company has twice the homes 'under contract' than the first quarter of 2008, but the prices have not been affected 'on paper' yet.  In fact, twice in the last two weeks, I have sold homes, and the lender's appraisal came in less than the agreed upon price. They we getting comps from the neighborhood, and although we may be recovering in home values, the appraisers are not allowing it to happen. Under-appraising these homes will affect, not only these sales, but all to come. -  Rich
