I am intimately familiary with this property because I was looking to purchase this one. First off I called the city, they told me there was $21,000 in assesments for the septic system recently installed. There also was a $5,000 fee for the installation of a grinder house & lift station, this is due at the time of purchase. In addition, you must have a plumber come out and hook up the house to the city septic system (unsure if there is an additional fee to remove the old septic tank due to city regulations), an additional $4,000 to $5,000. The foundation needs replacement very soon because the house is ready to colapse in on itself, the cheapest quote I recived was &25,000 to $35,000. The roof is saging on the left hand side, estimates of $5,000 to $7,500. The entire back wall (2x6, plywood, & siding) is bowing inward and needs immediate replacement due to the house leaning tward the back and about to collapse. Both left & right hand basement walls (2x6, plywood & siding) need replacement because they are giving way as well. Based apon what I can see from the left hand outside wall that is missing siding, the entire house needs new framing and 4x8 plywood because the current stuff is rotting. Based on the rotting wood, I would assume moisture has gottn inbetween the walls and needs new insulation as well. The bathroom is missing the tub & sink. The entire plumbing for the tub is missing, the only thing left is a hole in the floor. The current plumbing will need inspection from a plumber and possibly replaced which will lead to permits and entirely new plumbing due to code regulations. I am unsure of the electrical system, from what I can see there are wires sticking out from the rafters in the basement and in various places in the upstairs. This will probobly lead to an electrican inspection which will lead to more permits and an entire redue of the electrical system (fire hazard). I did not see a water heater (more plumbing issues) and the furnace is older and attached to an oil burning tank. 3/4 of the celing is colapsing downward in the bathroom, the upstairs has a feline urine odor and the basement has a musty, moldy, rotting smell. When I called the city they also told me there was $1700 in back assesment fees (city septic) & $1,200 in back taxes, and taxes and assement fees were due again in October. I had a talk with one of the neighbors and he told me the floors were shifting & heaving and that the house was worthless and should be condemened. I also heard from a property owner there might be another posible assesment in the near future due to the road construction. By my math, due to all the assesments and problems, just the value of the land alone is a negative figure, therefor not worth the investment, nor is it worth purchasing to live in. There are plenty of other foreclosure homes to look at with a lot less work needed.




I understand this property needs a new basement, plumbing. Would a lower offer be considered?
