I would take out that pool in the back yard and re-sod after you take up the dead grass (it will smell really bad when you take the pool out - I had one of these one year) and take out the play equipment/swingset. It will make your back yard look a lot bigger. Also the bed in the MasterBR is making the room look smaller than I am certain it is - use just a plain frame and get used to making the bed up like a spa/hotel. Also I would take the window treatments out of the master bath.

If you are determined to sell, you might want to think about putting some of the stuff in the DR away because its a lot happening in that room. The place looks like it is being well-maintained and it has a lot of nice features. Don't know anything about your neighborhood, but if the zillow prices are correct, you need to explain why your asking price is so much higher than the comparable sales. Love the color outside and the curb appeal (maybe a little more in the way of flowers/color in the beds) which I would think would be encouraging people to stop and come in.

Not to mention, I think you are dreaming to try and get $539k. I've been trying to sell just down I5 from you since June, started at $515k and down to $420k now (2790sq ft 5bd 3ba, inground pool, solar panels for electricity), but you never know...

Very nice, I enjoyed looking at your house! I have only 4 or 5 suggestions.

First, due to that GORGEOUS stairway, I would take the dangly plant material off the walls because they grab too much attention away from the architectural detail. Maybe fewer pictures on that wall, but you could use like 3 equally sized larger, square ones that step up....but that's just my taste.

I agree with sas about the room-sized bed. A lower profile bed will make the ceiling seem as high as it actually is.

A touch or two of bright flowers in the back yard would be very appealing, whether in pots or planted in the corner where the two areas of pavement come together....and maybe along the fence in front of the greenery or between it.

You may want to get more opinions on this next one, but it seems that cabinet hardware (knobs or handles) would make the kitchen more current.....match the metal color to the hinges (if visible) and faucet if you can, and avoid any shiny gold. Brushed nickle or stainless steel are currently appealing.

One more thing: let as much light in as you possibly can when taking photos or showing the house. Open the draperies and blinds all the way. Buyers are attracted to "light and bright". Until the current fad wears out, which hopefully won't happen while your house is on the market. Good luck!!

jtjlsmoth: nice place, love that staircase. I agree with the comments above and definitely immediately get a better photo of the front of the house since that's the main attention-grabber. Park the car somewhere else, and shoot from the driveway so we can see the house, not the tree. Yes, I love trees but that pic is just not helping. Good luck!!

Yes, in Weston Ranch...It's brutal here, so you may be able to get a bit more action there, but buyers here (as far as i've heard) are looking for rock bottom deals no matter the area in Stockton. The area up off eight mile seems to be getting a lot more lookers than other areas. One of the many problems here is they built up your area like crazy, and the eight mile area like crazy. Too many houses in too short of time.

I'm also pricing mine as low as possible to sell, I am getting transferred out of state and need to sell. I got in here in 2001 so I had a lot of room to work with as far as price vs. what I owe. I just happened to be put in this situation in the worst possible time. 12-18 months ago I sell this place in no time at all.

Yeah I know....Stockton isn't doing to good right now because they over built, I think. My brother in-law is trying to sell his condo and he is having no luck. I'm not in a hurry to sell that is why I am priced the way I am.

I will tell you essentially the same thing I told lgraf,..since you are in a VERY similar situation. I have never met anyone looking to relocate to the greater stockton/modesto/manteca area due to their desireability as a place to live. You're not in Pismo Beach (neither am I for that matter). It is also the location with perhaps the most foreclosures in the nation.

You also appear to have a track home in a large subdivision. Do you really think 539,000 is realistic given those circumstances? If just down the road from you lgraf isn't selling for 119,000$ less, what makes you think your house will? If you don't need to sell, and are unwilling to drop you're price, I think you're better off withdrawing your listing. That way you don't have the stress of keeping things spotless for open houses.

I don't know anything about your area, so I don't know if the pool is a good thing, or a bad thing...

What I do know, is that your photos are dark, blurry and amateurish, and need to be improved.
* The main photo needs to be from a different angle to see the house PAST the tree.
* The dining room photo is dark
* The stairway photo does the place no favors... odd angle
* The kitchen photo needs to be in tighter

truly, the only decent photo is the one of the playset in the back yard!

Find someone with a good wide-angle camera, and have the shots retaken...

Nice house pic from the outside - looks likes some of the homes around here where I now live in CA.

I agree about the pool - if you are serious about selling, remove it and store it for your next home.

Your kitchen from the one photo looks like you still have a LOT of stuff on the counters. Clear them off as completely as you can. I even put my toaster oven into a cabinet to take down every time. Nothing should be on the counters except a few decorative items.

Your dining room - take out some of the pieces - looks too crowded with little pieces. The cabinet on the left and maybe the wine rack on the right...and I'm not so sure about the topiaries - if they should stay or not.

My dh and I rented a storage area for the time we were for sale (and now currently in escrow) - and removed a lot of 'stuff' that wasn't necessary for living - and that helped the house look larger and less cluttered. Just a suggestion.

Retake all the pictures. Turn on all the lights inside your house. For the backyard shots, have the sun at your back or side but not shining into your camera lens. Do not have your child in the picture. And of course, as others have pointed out, shoot the front exterior shot from an angle that puts the tree somewhere else -- perhaps in front of the garage. So when you retake the front shot, move yourself further to your left.

While that is true, people move here out of necessity since they can't afford 800k+ for a 2bd shack in San Jose etc. I would say 50-60% of the people that move here do so since they have no choice. The further east from san jose you go the cheaper it gets, Livermore is still 600-700k for a decent size house, next up is the Mountain House area which is 600k still, then Tracy which is 500-600k, then finally stockton which is now 400-500k.

I moved here in 2001 out of that necessity since it was 625k in San Jose for a 1800sq ft Townhouse.
