Thank you so much for everyone tried to help me, my house short sold for $130,000 at end of 2009, finally we lost house, so sad....but no choice. we whole family move back to Hong Kong now. but we will go back to US in few years, so I hope I can buy a house in US again, but I want go back to CA, I used live in Anaheim before moved to Arizona.

I own a real estate company in Nashville, TN. I would pick up the phone and call a couple of local real estate co's and ask for the broker. When you get that person on the phone ask them who is the best short sale agent in their office. Then interview 2-3 short sale agents and pick your favorite. Be sure to ask then how many short sales they have done in the last year and double check to see if they have dealt with the bank that carries the note on your home. It is a rather trying process to go through, but if your expectations are in line with short sale reality then you will be fine and more than likely see it go to close.

Chris, this was asked in march 2009. After a year and a half by now they either sold the house or lost it. The date is small and light. Looking for it helps to avoid replying to very old questions.

No, an SFR Realtor is not going to be the cure all and the best available, but it is usually a good place to start with your due diligence. From that pint, askt he pertinet questions, How many short sales have you been involved in? Do you deal with the bank or hand the deal off to an attorney?
Not all short sales go through, so the experience lies in all aspects of a short sale.
You can google search SFR realtor ( in your area) and you can come up with a good start.

SFR (short sale and foreclosure resource) is not necessarily the best nor a guarantee at all is just a private owned invented designation that cost realtors to get they pay and get that designation, every agent even without having done even one shortsale can get that private owned denomination, the only thing you need to ask an agent is if that agent has succesfully acomplished more than
"at least" 10 short sales in his life, dont be the first short sale this SFR "certifyied" is doing and be a guinea pig. Once this agent has proved to you that hi had real Experience * NO CERFICATION.
You need to stat your short sale as soon as possible, the sooner the better

Of couse, help exists simply contact an agent who responds in a timely manner. A professional agent will look at your situation and make a determination as to what's the best way to proceed. Oh and a great agent will always suggest consulting with an attorney prior to selling your home short!

I recommend you try a HAMP loan modification and if that doesn't help, make sure you find a Realtor that knows how to do a HAFA Short Sale. If you qualify you can get 3k back for relocation. Good luck.

That won't be of much help if she is in a short sale situation. Is she suppose to negotiate her own short sale. There is a lot that goes into a short sale. Her house will go into foreclosure if she does a FSBO.

I work in the West Valley, am familiar with the Tolleson area and personally handle short sales (I don't refer them to a 3rd party service). I am also a licened mortgage broker in AZ who could assist with a loan modification negotiation if that is a better option.
But I would like to echo what Roberto said that short sales are difficult and a "long shot" in this market. But feel free to contact me with any questions.

tolleson isn't my part of town, but I know some agents that can help you (maybe, a short sale, despite the media hype is still a long shot proposition) I don't beg for business on zillow though, you can contact me through my profile.
