Both of the preceeding responses are on target.  To locate applicable sales prices you first must identify "comperable" homes; this process includes identifying such factors as size, age of the house, number of bedrooms & bathrooms, parking, etc.  Since only properties located in or near a given neighborhood typically will be acceptable to an appraiser, you need to focus on your local community.  Also, while it once was common for prices to remain pertinent for up to a year, I agree that the volatile market has made it far more realistic to limit the analysis to a 3-6 month window. While it may seem self-serving, I strongly suggest you consult with a REALTOR.  You should be able to find a local agent who will generate a CMA for you.

The most accurate way to do this is to google realtors in your city and have one of them send you a CMA or Comparative Market Analysis of the neighborhood you are interested in for the above time period. That way you will see what homes of various sizes sold for and will be able to get an idea of what the average was for that time period. When we market a home, we analyze activity for the past 90 days. The market is so volatile that prices beyond this time period may not reflect accurately the current trend  in a particular area. Good luck!
