Both of the preceeding responses are on target. To locate applicable sales prices you first must identify "comperable" homes; this process includes identifying such factors as size, age of the house, number of bedrooms & bathrooms, parking, etc. Since only properties located in or near a given neighborhood typically will be acceptable to an appraiser, you need to focus on your local community. Also, while it once was common for prices to remain pertinent for up to a year, I agree that the volatile market has made it far more realistic to limit the analysis to a 3-6 month window. While it may seem self-serving, I strongly suggest you consult with a REALTOR. You should be able to find a local agent who will generate a CMA for you.

The most accurate way to do this is to google realtors in your city and have one of them send you a CMA or Comparative Market Analysis of the neighborhood you are interested in for the above time period. That way you will see what homes of various sizes sold for and will be able to get an idea of what the average was for that time period. When we market a home, we analyze activity for the past 90 days. The market is so volatile that prices beyond this time period may not reflect accurately the current trend in a particular area. Good luck!

Please provide more information. What property address do you need comparables for? The reason we request this information is so we can provide a more accurate price for you. For example a 2 bedroom will not have the same pricing as a 4 bedroom. You can email me the address you need comparables for and I will be happy to provide that information for you right away.

I want to check home sale price from 1/1/2009 to 3/31/2009
