2 years is the minimum depending on the loan type you are in. We have lenders that will refinance as long as you are 2 years clean from a foreclosure.

If your loan servicer originates loans, there is no waiting period from foreclosure required.  

For new servicer version, 7 year wait is required from FULL foreclosure.  The 2 year wait only applies if the prior event was a short sale or deed in lieu of foreclosure.  (these are sometimes called "pre-foreclosure" events).

the minimum wait is 2 years from time of foreclosure, but it really comes down to the automated system and whether if likes your overall scenario. ive seen instances where borrowers have been approved and also denied with foreclosures older than the minimum 2 years.
