I agree that you need to have a Realtor work up a CMA for you. That is the best way to get an idea of value. I am a Realtor in St. Petersburg, FL. and from my experience, every neighborhood of the the city has different values, and that is considered in the analysis. Besides the active listings, I also look at comparable houses recently sold and pending. An appraiser is another way to get value but make sure he is familiar with the neighborhood and is knowledgeable of home values in your area.

Zestimates are not very accurate. If you are going for a loan modification or new financing, your bank will send out an approved appraiser to your property and will charge you for the service. Not sure how much it costs in your area so ask first. If you just want to know the value for selling your property, I agree that you should get a REALTOR to your property for a current market analysis. Sometimes it pays to get an appraiser to do a written report so you have it for potential buyers.

If you really need to know hire an appraisal done. Another option is to have a local realtor prepare a cma(comps) for you. The zestimate is not your properties current market value. best of luck to you.
