Hi Heidihausfrau -

For now, a home can't be both listed as for sale and at the same time for rent.

Thank you.

Unlike the other responders I am going to assume you are referring to listing your home for sale and/or rent on Zillow.  If that is the case then you would need to pay two listing fees.

Heidi, It sounds to me like you are wondering what is the best way to go in this market? If you are going to lose money on the sale of your home and you have to move I would say rent it. Let the renters pay your mortgage for a while and see if the market starts to recover. Then maybe you can sell at a later time. You should always use a professional Realtor when finding renters, so you get quailfied renters. A realestate company will charge you a commission, but it is worth it.

Heidi,  You should only have to pay one fee for the lease or for the sale.  Some agents will try to charge you a fee for the lease and then an additional fee if the person renters buys in the future.  But we don't, one fee is all we charge.

Hi Heidi, you pay when it sells or when it rents at the end, which ever happens, you pay for that only. : )

Heidi:

In our office we charge a % for commission for selling a home.
If we lease a home we charge a flat fee. We don't charge any fees for listing a home for lease or sale unless the property sell or is leased.  In other words 1 fee.

Good Luck.
