You may want to also look at King County Parcel Viewer, here is the link - http://www5.kingcounty.gov/parcelviewer/viewer/kingcounty/viewer.asp. You can see what the county thinks its worth, it shows as $201k. Keep in mind that is the asking price and it is negotiable.

Find an agent that is selling homes in the area. They will be able to tell you what the comparable homes are selling for as well as what you might be able to get it for. If sales are slow, you might be able to get an even better deal.

Do you have an agent yet. I would encourage you to get your own agent since the listing agent isn't able to work in your best interest as they work for the seller. A good agent will assist you decifering the comparable homes to give you an idea regarding what your offer should be.

The best way is to ask your buyer's agent to prepare a CMA on the property your are interested on. That will give you and idea what similar homes in the same neighborhood are selling for.
