Showing instructions are listed in MLS and it all varies depending on the renter's schedule, etc. If you work during the day, you may wish to ask that they show the home between those hours, etc. Or list, No showing after 7pm or on specific days.
You need to be flexible but at the same time, your privacy should be respected at specific times and even days. Many renters try to make it difficult but as long as you're willing to be cooperative, it shouldn't be a problem.

Remember all markets are different, keeping in mind several factors. Could your monthly rent be offered to you at a discount, consider your lifestyle with some creative adventures, almost like house sitting while living in a luxury residence. Other terms, likely possible the owner could offer you a bonus of rent back when the home sells, because you kept the place clean. You have the place to yourself, lack of showings, the market is slower, not too many evening showings, and your gone to work during the day.

You can tell the agent that showing is by appointment with the occupant or when you are at work or only weekends. But, at the same time you have to be reasonable knowing that the house is for sale and you still want to rent it.

There are so many rentals without this headache, I'd immediately disqualify properties for sale because I don't want to be a spotless housekeeper for the landlord's convenience.

If you haven't signed the lease yet, then spell out what you are comfortable with in the lease. The for in Georgia includes basic language in our standard lease, but you should be able to add language that makes you comfortable in the special stipulations section of the lease. Typically you would only allow showings during the final months of the lease - the last 2 as an example. If you are willing to be more flexible, then require 24 or 48 hours notice, or require that they show during the day when you are at work, etc. You can make the terms what you want, both parties just have to agree.

Thanks a million for your responses. We're looking in the Rockland County. We're trying to test drive the area before we are ready to purchase in the next year. We will be signing a lease but haven't seen that yet and just wanted to get a feel of what our rights where going into this. We were very enthusiastic but this kind of put a big wrench on our plans.

What state are you in? Different states have different laws about "reasonable notice" for landlords. Some states require 24 hours notice, others are 48 hours. Almost all states require landlords to give some sort of notice and do not allow them to put a lock box on without your consent and forget about giving individual notice, but it does vary.
No matter where you live, consider getting a renters policy to protect your things during showings and lock up ALL valuables. Sometimes things go missing.

Are you being asked to sign a lease agreement and what does it state within the agreement regarding you cooperating to show the property? Is the property you are considering renting facing foreclosure? Have you thought about renting a property that was bought specifically as a investment rental property at historic lows? Are you able to buy or do you need to rent for the next seven years or two years yourself depending on if you were foreclosed or if you did a short sale?
