You are going to make it more difficult for the sale of your home. From past experience, many showings don't happen because renters need 24+ hour notice. Zillow has more SALE coverage in Alaska than it does RENTAL. Your best bet for rental postings is going to be on craiglist.com or in the Alaska MLS. Let me know if you need help with either.

Here is a suggestion that might be helpful, in your description, also put house available for rent. Why don't you consider using a real estate agent who can do both?Thanks Tom

If the renter is under a lease a new owner would have to honor that lease. Unless the new owner is an investor or willing to wait until the lease expires it will be a tough sell. It might be harder to rent as well because a potential tenant won't want to sacrifice their "quiet enjoyment" with showings even if they are month to month. Check with your attorney on renter's rights.

Zillow allows a house to be either for sale or for rent and their system doesn't permit both at the same time.
Not many renters would consider such a situation because of the disruptions. You would also have to comply with the 24 to 48 h notice for non-emergency access described in your state's landlord/tenant laws. You may be able to pay a house sitter several hundred $$ per month to be in the house.

You want to rent it while for sale? This could be tricky, considering you house could sell at any time and the renter would get the boot. Not to mention that the renter would be continuously asked to leave for showings and inspections.
