Go and find a trusted real estate agent in your area. Have them come see your home and write out a CMA. It's a lot more accurate than a zestimate.

Do not use Zillow's estimates.. Get a couple of CMA's from REALTORS and concider using one would be my suggestion. You could get more money using one, if it were 2006 then that would be another story, just my opinion. Good luck

First, please note that I am neither agent nor lender.
Second, do not use the Zestimate as anything other than a rough estimate that is fun to use, but should never be taken too seriously.
Third, get CMAs from a few local realtors. Compare them and use your BS detector to identify anything in the CMA that doesn't sit right.
Last, you didn't say if you are going to use a listing agent or go FSBO. Either way, remember that you want an ASAP sale and price accordingly. The longer a house sits on the market, the more likely it is to sit longer.
If you underprice just a bit, worst case is you sell for a bit less than you might have gotten had you stayed on the market longer. The best case is that you generate a multiple offer situation (is this a realistic possibility in Pueblo West?) and actually sell for over your asking, but closer to actual market.

Talking with a good local agent who has experience in the area is the best advice. To sell the home quickly you will need to be agressive in the pricing but aalso as agents how they will maximize your exposure, i.e. do they market homes with more than just MLS entries and posting a sign in the yard. They should be putting it in both the Pueblo MLS and Pikes Peak MLS, doing newspaper ads, open house, advanced internet techniques and reverse prospecting just to name a few.

Unfortunately, zillow.com isn't able to account for condition, views, upgrades, etc. zillow.com gets its information from public websites that may have incorrect or outdated information.

You should speak with a local real estate agent who is very familiar with your area, and who can run comps for similar properties in the area that have sold recently. The comps will determine the "market value" of your home and will help you decide where is best to price the home. An experienced agent can help you figure out the best point for pricing in order to get the most attention from buyers while still ultimately getting you the highest price possible.
While the zillow estimate can be helpful, often times it's not necessarily indicative of the market value. Zillow doesn't necessarily know things about the condition of your home, upgrades you have done etc.

I want to sell ASAP and need to know how to set the asking price. Zillow est. vs. prof est?
The zillow estimate is a range of low-high so should I set the asking price high so that I have room for negotiating with buyer or just obtain a professional appraisal?
