Are you saying that you bought a house 3 months ago and now cannot afford it??? If you got a great price then perhaps you can sell it for a profit, but this is not a good market to 'flip' property. You need to find a couple of real estate Brokers to give you a market analysis (CMA) to see what he house might be worth. There is no cost for this. If you need to do a short sale,the bank will require you to put the house on the market with an agent, not try to sell it on your own. Well you are here so that you are off to the right start. While I understand that money is tight, so is your time frame. You want to find a great agent that will market the property, hold open houses and price the home right - not just stick a sign in the yard. You should be able to get away with only paying 5% commission in today's market - even for a great agent.
Make sure your home is in showing condition and easy to for buyers to see. Good internet pics, virtual tours, print ads and a lot of internet marketing is the key. In addition you want an agent that is working hard everyday!

I think Linda gave you good advice on checking with your lender. If you do go the short sale route, possibly the lender has an agent they are comfortable with that they might suggest.
If you prefer not to do a short sale and go the represented route, the first link below is to a blog that may be helpful in choosing an agent. If the lender is reluctant to recommend an agent, the blog could be beneficial in that case as well, but obviously questions should be added concerning the agent's short sale experience and success. While it's mentioned in the blog, it's worthy of mentioning here as well, commissions are negotiable.
The second link is on doing a FSBO. Even if you go the represented route, there are ideas in it that you could possibly use to supplement your agent's efforts. However. you should check with your agent first on anything that you would like to do on your own, and always use the agent as the contact person. Good luck on whatever you decide.

Call your lender first and tell them your circumstances that have created the burden. They will make recommendations based on your financial situation. Most likely they will either suggest doing a work out program with you or suggest a short sale. When a short sale is recommended, get in touch with me asap when your property is located in Nevada.
