Hi Patrice0729,

As a Realtor, it's always best to let a "Professional" do the selling for you.

Your Realtor can guide you through the whole process and do all the marketing for you, so that you don't have to.

1.Check your mortgage statement to see how much you owe on your home...
2. Have a Realtor do a CMA (Comparable Market Analysis) to determine how much you will be able to sell your home for..
3. Prepare your home to be "staged". Clean and stage your home so that it looks like a "model home".
4. If there's any repairs that you can do yourself...go ahead and do it.
5. There are more I can go on, but keep an "open mind" on offers--once you have an offer. Offers are rare and cannot be taken for granted.

These are the steps you should take:
1. Figure out what your wants and needs are out of the sale.
2. Have all required documents at hand 
3. Contact a Realtor [link removed by moderator]
4. Determine a marketable price for the home
5. Sign an listing agreement with a Realtor (range from 6-12 months)
6. Prepare the home for showing
7. Make sure that your agent is marketing the home
8. You can help in the marketing process too by telling your friends and family
9. Keep in contact with the Realtor event if its hard too
10. Get it sold.

First, You'll want to find a reputable Realtor to give you an honest price and market opinion. 

If you would like, our team offers a service of interviewing agents in your specific area,  We'll narrow the search down to three Realtors based on how they answer a list of specific questions.  We'll review their answers with you, then you can invite them over for a personal interview and have them submit a market analysis of your home, your neighborhood, and area.

A good Realtor will also be able to assist in helping you prioritizing tasks prior to listing your home.  We see hundreds of homes and usually have a good eye for what works and what doesn't.  This leads to the next step.

Second, You'll need to prepare your home for market.  This can be as involved as you are comfortable with however the bottom line is... the more you prepare your home, the more marketable it will be... period.  The best thing here is brutal honesty.  If your not sure, have your Realtor take you to your competing listings to get an idea of how your house will stack up against the competition.
