If you are part of an Involuntary Homeowners Association, especially if you are in a gated community, check the covenants for limitations on running a business from your home.  And, for heaven's sake, stage it!

In real estate it is all about location, location, location.  If you happen to own a home in state where that is legal, and the zoning supports it, it would probably increase your value.... but if you intend to do this in a location where it is not legal, and there are tough zoing inspectors you will probably decrease your value,

You could replace brothel with any of a hundred words, and the answer will be the same.

Good luck.

GOOD LUCK!!! some things to keep in mind, tax stamps for the weed. you may be better off keeping these as seperate enterprises. 2. refreshments. an adult beverage is almost a must., check for licensing.and C, staging could make all the difference in the success of this venture. may i ask which area of the country you are in?

Thanks everybody.  I'm going to do it.  And I like the part about weed.  I could use all the income I can muster.  For your help you guys all get 1 free hour.  And a joint.

I really like Pat's idea of the dual income business--half women and half weed. You could add a drive up window for quick pick ups of product and maximize your exposure with limitless opportunities for cross marketing between the two groups of customers. Brilliant!

LOL. If it being sold as commercial you could get a higher appraisal for it.  If you are going to take this approach, you might as well grow WEED to make it really cash flow. LOL

You might want to forgo the red lights and the naked ladies in the windows You wouldn't want to bring down the value of all the foreclosed homes in the neighborhood.

As the $$ flow would increase so dramatically, perhaps it doesn't matter the actual value of the building does.

Technically, it would increase the value as it becomes a business and you can sell the business when you sell the home.  Please let me know what the zoning department says when you ask for the use change...UNLESS you are able to open a home based business without all the red velvet...er tape.

It might depend on the staging.
