you own your home and you can put any price you want on your home. Today's issues are that "the market" (meaning what someone is willing to pay for a home in like condition and area) will decide what your home actually SELLS for. You can put as high a price on your home as you like, but the less competitive your home is priced-- vs similar homes on the market, the less activity (showings) you'll get and it is less likely your home will sell.  Price it right (keep an eye on what others are listed for) and be honest about condition and space, and you'll sell it. In today's market, you're better off pricing it just a bit LOWER than your competition. Believe me, selling it fast will be so much better than lowering the price every other month and still having it on the market a year from now because it was priced to high to start.
