Pink, there is just nothing more that you can do. The house is great, well staged and presented; great location; lots of amenities. And you're already doing the prayer thing.

pink, I can't offer you any help!! I would love to write a page long thesis about how to move your house, but I live in an area that it doesn't matter how low your price is, nothing is moving.

It's a 3 room outbuilding w/ possible water/electric. It has a sauna in it.... the spiders invaded it a long time ago (before we got here) and we just use it for storage. It would make a great pool house (if you added a pool, lol) and we considered reno'ing it to use as an office for ubby.

What about doing something to make that space useable - an office or artist studio? Guest house? "Time out" room for naughty adults? I would think that would be a great marketing tool if you have someone working from home! How does it have a sauna with only possible water/elect?

because it's not hooked up anymore and we can't figure out where to hook it up again. At this point we're not putting anymore money in to this house. It would all have to be done professionally (ubby has 2 hands but is not handy) and we're just not sinking a couple thousand more into it. The structure is there and minimally taxed--- they need to use their resources and imagination.
I don't agree Homer. Properties are still selling (slowly, but selling) and our new price range is selling well. We're close to the train (to Manhattan) and that will always be desirable. I think I'm just being a big cry baby and want it sold. nothing we can do about that.... :o(

That's a shame Pink because I can see that as having a lot of appeal for anyone who works at home or needs an "in-law" suite.

It's not a shame because it's *there*! No arch. plans, no permits, no variences, no building it... just a reno. I'd prefer to have the "bones" to work with than nothing at all!!!

I know; I debated trying to figure out how I could justify renovating the kitchen at the condo, but just can't see putting more $ in it at this stage.

I think a lower price is better than putting money IN, but wth do I know!
An outbuilding is great and all, but I think your lower price has more bang. Like you said, they don't have to get permits, etc. They just need to clean it up and electrify it if that is what they choose to do.

Pink - lowering is a good step to make. You are right - it brings you in the under $500K mark for those searching on the MLS for that. But - like us, be ready for an offer way below your mental comfort zone. But an offer opens the door for negotiations.
I think your house shows really nice in the photos. The only comment I can make is that for the size of sf you have listed - it looks very small from the outside photo. Can you find a better angle to maximize the size of your house - or post multiple photos of the outside from different vantage points.

Pink, I think a floor plan added to your listing could show that its not as small as it appears.

I don't have the sq ft listed...we know it's approximate amount, but it's an old house and our market isn't structured by sq ft.
We have *many* trees (32 to be exact :oP) so that's difficult w/ the leaves on still... I'll try though! Thanks!

Hey at least you might get someone to start negotiations with, and heck ...look at it this way. If you have a low ball offer you will be preoccupied trying to negotiate this bad offer into a better one, or being pi**ed off at them and offended. But at least you'd be doing something new!

Love the new photo additions pinks - perfect! It really shows the outside of the property better. Sorry, in my earlier comment I mentioned sf - thought you had it listed (my minds eye was tricking me...lol). But the inside photos - it looks bigger than the outside - at least before.

Pretty good Marci - turns out they are going to pay cash!!! But....they have to wait until near the end of Oct to get their money out of some CD or something so they don't have a penalty. So escrow will be about 17 days longer than the 30 days. My agent said that escrows going longer aren't unusual - especially with people who have to obtain lending - this is just for a different reason.
We are all moved in our new (rental) house now - it's sooooooooo nice! We really like this neighborhood and hope to buy nearby sometime next year. From the beach to the burbs!
