I recommend you start with your friends, family and co-workers. Many times, they have utilized the services of a realtor they would recommend. Then, you'll have a good base of agents to begin your interview process. This gives you the ability to choose an agent who you feel most comfortable with. Because they were referred to you, you should already feel comfortable with their expertise and ability to handle you listing.

You should start by interviewing agents. You should ask their experience, test their knowledge, and see if they are the right fit for you. We use all the tools available today to get your home sold, but some agents don't do anything other than put it on the MLS. You have received good info; remember that in real state you should get what you pay for. Not all agents are he same. Look and see at the listings and you can see how little some agents do for their clients and others do a lot. A full time agent has expenses regardless of income. So commissions are intended to pay for the work in general. They are negotiable but buyer agents also look at how much they are going to get. These and any other matters need to be considered. Price being the most important . You are only going to sell your home fast if you price it right with the of a good agent.

There's a lot more to it when it comes to CMA's based on what's for sale & what recently sold to finding that "magic #". You must consider condition (of your home vs local competition - physically AND if in distressed mode or not), $/sq', amenities (careful not to "upgrade yourself out of the market"), financials (what is owed and estimated settlement costs), etc...

You shoudln't "expect" to pay any stated amount, and any agent who says that needs to read up on the Sherman Anit-trust laws asap!
In this day and age, as a consumer, you have options. One might be to list with a 'full service" Broker...you can also list with a flat fee broker who will charge you a fee to put your home on the multiple listing service, and you will handle the sale much like a for sale by owner.
There are various options. Look into all of them.
If you go with "a budget agent" (whatever that means) - that will be your decision, and it doesn't necessarily mean you will be shortchanged, as I don't know what "budget" means.
You need to interview several agents - ask for a detailed marketing plan (in writing)..........and also ask for a list of homes they recently marketed in your area. Make sure your home wil be placed on the MLS and a variety of internet sites.
The agents will also make suggestions as to what you can do to make your home "show better".
If you ultimately list your home - list with someone who knows your market and will be HONEST with you - not tell you what you might want to hear.

It sounds like you are on a tight timeline, I'm in Crofton so am familer with your market. I also am an active investor (not in your area) and have bought and sold a few homes over the last few years. The longest time it took ofr one of my properties to go under contract was 30 days from the listing date.In order to sell quick what I have forund is you must have the home in good condition, freshly painted and NO CLUTTER. rent a storgage place if you need to but clear it out except for a few well placed nice furniture pieces in each room.
Then find a good real estate agent, expect to pay 6% commission, if you go with a budget agent you will just short change yourself. Interview a couple or I would be happy to refer a top agent that works out of Arbutus.

If you don't want to waste your time and sell it fast, forget about flat fee brokers, forget about trying to sell it by yourself. Talk to couple of local agents and do not rush to list your home with anybody until it is ready for the show. Remember, you only get 1 chance at the 1st impression! You maybe be able to find an agent familiar with staging, if not find a professional stager. Not only it'll help you sell your home faster, it'll get you a better selling price. Good luck!

Pricing your home correctly makes all the difference in the world, a real estate agent should be able to give you accurate pricing.
