You will need an attorney to title company to close the transaction, and perform the title search. I do suggest that you get an experienced agent to help you through the process and to help you to protect your interests, particularly if the buyer is represented by an agent. It will be money well spent.

You always have the option of working with a real estate attorney, but working with a REALTOR, they should be able to assist you in a standard transaction.  Are there specific issues that you are concerned about that have you worried about the sale of your home?  Is your plan to sell your home with out the use of a licensed Realtor?

If you are unsure about your transaction consult an attorney. A broker may also be a transaction broker. This will give you someone to look over your paperwork but not give you full representation.
