IN NEED OF A BROKER THAT WILL HOLD MY LICENSE---

Ok, ok, I already know what most of you are going to say, but what the heck?

I won't go into a long drawn out story about why, but I came back into this business after 25 years and I was so excited the first couple of months. I have had to do my own marketing with zero help. The bottom line is, survival. I know most of you seasoned Realtors are going to say, "hey if you can't stand the heat get out of the kitchen", but you know what? I know there are many Realtors that worked with me at my full time job that are  have someone they know that are hanging their license so they can put a deal together every now an again. I have to find a full time job and it isn't easy being 60 years old, but ya gotta do what ya gotta do.

So the bottom line is, does anyone have any advice or information for me?

Probably the best thing for you is to approach a larger agency and see if you can become a referral agent.

llasalla:

 

1. put your license at a 100% firm. I pay $25 a month to stay active licensed at my firm, though you will still need to pay transaction fees if you ever have a deal, keep your membership in the local association, lock box and mls fees etc if you wish to keep active.

 

2. put your license back at your state real estate department as inactive. Then you will have no fees (except for occassional continuing ed to keep from losing it entirely), but cannot really engage in any business either.

 

Best of luck in whatever direction your life takes you.

thank you so much. I don't think I know where to look for a 100 % firm, any ideas ? I live in Huntington Beach,Ca. I would like to keep it active. Not sure what other course I need to take. I have my license for 4 years. How much do your transaction fees run?

You could start with the yellow pages or local classified ads.  I called & made several interviews to decide which firm met MY needs.  Each brokerage can have a different commission structure, so interviewing them can answer all your questions.  Check with your local board for inactive regulations & good luck!

Paying $300 a year to stay active in the business is not such a bad ideas.  100% commission might not be the only choice.  It would be hard to sell a home without any support from the office and co-worker.  However, a referral (20% to 50%) to your co-worker without substantial personal effort sounds a better deal.  My firm is in SoCal, feel free to contact us.

Dear Ilasalla,

Good luck getting back into the swing of things. I would start your research by calling a number of local Huntington Beach Brokers and ask what the split is? Are there any desk fees, or monthly fees? What is the agent turnover like? The only bad question is the one you don't ask. Good luck!!

After 25 years in the business you HAVE to know someone that has a Brokers license and will do you the favor of sponsoring you.  Negotiate to pay yoru own E&O if necessary. 

 

Use your contacts to help you get your business started back up too.  I am sure they will throw you a bone or two.

I don't know how it works in your state but you might work out an agreement with a top full time agent that you trust and know will give your referrals the attention & service they deserve. That way you can pick and choose what you'd like to do with the listings or buyers you develop.
