10160 S Wood Street Chicago IL has been on the market for >1 yr. Is it worth $299K.What is the minumum to offer, considering the price of home is still declining.

  I do a lot of sales in the Beverly area. I would say by looking at the information, its not work 299K. I would have to take a look at it to give you a better idea. But a 2bed is not worth 299K in Beverly. More towards that 220K mark. If you need more information on that area or houses over there, let me know.

Since January 2009

 the minimum to offer is $1 however in most(but surprisingly not all) markets, the seller probably wont even acknowledge the offer, let alone respond.

to answer the question, it probably isnt worth the price they are asking for, i cant tell you what they should be asking for without purchase history or something, but after 400+ days they need to look at the price.

on the other hand, if they owe 299k then they will likely hold onto the property until they get full asking price no matter what it is worth... so the question really is, what is it worth to YOU? offer that.

based on a very limited, very rough amount of data, i would offer between 250 and 280k

no way a 2600 sq ft home is only worth 10% more than a 1500 sq ft home, two seperate 2600+ homes in the same neighborhood for 330k

its hard though because homes in that area seem to be priced all over the map, its not really my market.
