Typical tools realtors use are all from the local database. Often called CMA or Comparative Market Analysis, these tend to adjust for values of similar homes in the neighborhood. As with any product, the worthiness of the product is directly related to the demand. Tricky, but doable.

Your best bet is to contact a Licensed Real Estate Professional.  You may want to ask around for a recommendation.  This Realtor will be able to give you a Competitive Market Analysis (CMA), which compares recent sales and houses on the market that are similar to the house you are interested in buying.  You can also go around to "Open Houses" in your area of interest and compare houses on the market yourself.

You can take advantage of the Zillow Zestimate, but I highly recommend you contacting a local Real Estate Professional for the best estimate.

Comisar & McGreevy, by the time the lender orders the appraisal its too late, you already have an offer on the property.  A CMA will be the easiest and most economical way to ascertain the price of a propety, before you write an offer.  Your buyer agent should be able to assist you with this process.  The best of luck!.

That is a great question.  There are several ways to accomplish your goals. One way to find this information is to look at the past sales in the area over the past six months.  Your agent can provide you a CMA showing this data.  You can also be sure if you are getting a loan that the bank will order an appraisal before they lend you the money.   You can also order your own appraisal if you are paying cash. The best way to find out a homes worth is to ask a local real estate agent familiar with the neighborhood to run the comparative sales in that neighborhood that will give you the value.
