The only way I know that you can list a house on the MLS is if you are a licensed realtor and a member of the MLS Board on which you are posting it.
Your house could remain "For Sale By Owner" and be listed on the MLS by a licensed realtor, where the owner reserves the right to sell it himself, at the same time co-operating with the listing realtor and potential selling realtor. There are very few realtors that would get involved in this "Exclusive Brokerage Listing Agreement".

yes you can get it listed on the MLS. Your results will be less then adequate. Marketing and selling real estate is a full time job that requires professional training and experience. My upstairs neighbor had his home listed on MLS for a year. He then hired me and I sold it in 1 week. Use a professional Realtor that understands pricing, marketing and presentation to get the results you seek.

I agree with KB Collins. The buyers will definitely know, your trying to save on commission and will be deducting the commission from the offer price. These flat fee brokerages are making easy money by taking advantage of FSBO's. Think about it. Why would they care if your house sell's, they already made there money. Most people who try to sell there property them selves have to much emotional baggage and not enough experience. Exposure and Price are the two big factors. Emotional reasons will have the property at to high of a price. And these days with technology and the internet, you really have to have more in your tool belt then just putting on the MLS for maximum exposure.

I would have to ask, what are you ultimately trying to accomplish? I will say what most other realtors will not say to you, and I say it over and over day in and day out, if you are trying to save money by selling your home yourself you may be leaving money on the table.
As you know commission is negotiable, and you can work with a great realtor for a reasonable commission fee you can live with and avoid all the FSBO issues. If a home buyer is going to you to buy a home he is already discounting the realtor fee from the offer price.
These discount brokers that list your home on MLS for a fee, are doing just that taking your money and listing your home on MLS. Statistically they know that you will be listing with an agent eventually.
Work with a professional, as a lawyer I can defend myself in court and save my money, but the prudent thing is to hire an objective professional who has your interest in mind.

There is a category in the MLS called Entry Only which is specifically for properties such as yours. In our MLS (Massachusetts) this is meant only for those properties where the only service provided to the seller is the MLS listing. A number of companies offer the Entry Only service.

Illinois Real Estate License Law has a provision that a Broker must provide at least a Minimum of certain required services, so once you list it with a Broker and they put it in the MLS, you are actually represented and no longer FSBO.

Make sure you're in your LOCAL MLS. I've seen homes listed on realtor.com by a company in California. Owner insisted she was on the MLS, but she was not.
Be careful what you wish for. A good agent will probably help their buyer get more from you than they would if you had an Realtor in your corner.

You can surely put your property for sale by owner on the MLS to get you all lot more exposure. Just remember it is the local professional Agent who is going to get you the ready and able pre-qualified buyer to walk through that door. There are a number of Chicagoland companies (including mine) that offer Flat Fee MLS listings for FSBOs. Try googling "flat fee MLS Chicago" and you should find what you're looking for.
