I agree with the below answers. You really should use the services of a Buyers Agent. Not only will you not have representation if you go through the Sellers Agent, but the Sellers Agent's fiduciary duty is to the seller, meaning that they can withhold pertinent information which may be material to you, at the seller's behest. A good Buyers Agent can make sure you are getting a fair deal, may save you money on the sales price through negotiations, and will make sure you have a solid contract. They will also make it more likely to go through a smooth closing. To find a good Buyers Agent, ask your friends and colleagues if they have used any good REALTORs in the recent past. If you use a stranger from an ad or found online, ask them for references.

I agree with you should contact a Buyers Agent and have Representation! Why have the Listing Agent represent both parties when you can have a Single Agent Representation with your best interest.

My advice would be to contact a local Buyer's Agent.  Often, you don't pay any fees for your buyer agent and they can help you with pricing, negotiating, referrals and the paperwork.
