Remember a Zestimate means nothing - you shouldnt really care about it. An appraisal is more exact because many intangibles are factored into your value. There is no reason, though, to pay for an appraisal just so you can put that value on the Zillow site. Get a free CMA from an Realtor and have him/her analyze the sales and lisings in your neighborhood so you get a good understanding of the values in your area. In my experience, though, ZIllow is usually a good estimate of one's home value if you have a typical home for your area.

You could set the owners estimate to the appraisal value and indicate that it is a professional appraisal value in the description or comments on your house. The Zestimate will still remain, but viewers will see both values.

Nope. A Zestimate is a calculated guess, an appraisal is an educated opinion. One will not affect the other.

If I get someone out for an appraisal, can my zestimate be changed by them? It is completely wrong.
